This is the proposed future Royal Oak land use map produced for the City by DPZ. Brown indicates areas designated for redevelopment beyond single-family into duplexes, triplexes and apartment buildings. That includes 11 Mile to 4th Street from Downtown to Campbell; the areas bounded by 11 Mile, Sherman and Woodward; Crooks, Main and 12 Mile, all 12 Mile frontage and many other areas that are, and always have been, single-family.

This is just the starting point. The Planning and City Commissions can add your entire neighborhood into a redevelopment zone and you won't get to vote on that.
